What is Specialist Disability Accomodation (SDA)?
Understanding SDA
Specialist Disability Accommodation (SDA) is housing designed for people with disability who have very high support needs or extreme functional impairment.
Funded through the National Disability Insurance Scheme (NDIS), SDA focuses on providing long-term homes that are safe, accessible, and built to support independence. These homes are not institutional or care facilities — they are thoughtfully designed residences that allow people to live comfortably within their community.
Who is SDA for?
SDA is for a small group of NDIS participants whose plans include funding for specialist housing due to the level of support they require.
This may include people who:
Use wheelchairs or mobility support tools
Require fully accessible spaces
Benefit from assistive tech and safer layouts
Have complex physical care needs
Eligibility is assessed by the NDIS based on individual circumstances.
SDA Design Categories
SDA homes are built to different design standards depending on participant needs. Bumble Bee developments are currently designed to meet the following SDA design categories:
Improved Liveability
Homes that are designed to improve liveability for people with sensory, intellectual, or cognitive impairment.
Fully Accessible
Homes designed to provide a high level of physical access for people with significant physical impairment.
High Physical Support
Homes designed with a high level of physical access and extra features to support participants with very high physical support needs.
SDA at Bumble Bee
Bumble Bee delivers purpose-built SDA residential developments that integrate accessibility seamlessly into contemporary, design-led homes.
Rather than operating as a registered SDA provider, Bumble Bee partners with registered SDA providers, support coordinators and specialist consultants to ensure each project meets SDA standards and supports resident needs effectively.
This collaborative approach allows Bumble Bee to focus on creating beautiful, long-lasting homes — while ensuring compliance, operational expertise and participant support are handled by experienced registered partners.
How SDA Housing Works
SDA funding supports the specialist design and construction of the home itself, including the accessibility features that enable long-term independence.
Support services are arranged separately through registered providers, giving residents choice and control over who supports them day-to-day.
This structure ensures flexible living while maintaining high-quality accessible housing.
Why quality SDA matters
Well-designed SDA housing can significantly improve quality of life by:
Supporting independence and mobility
Reducing physical barriers in daily living
Enhancing safety and comfort
Encouraging social inclusion and community connection
Providing long-term stability
At Bumble Bee, every development is designed with dignity, accessibility and belonging at its core — creating homes that support both functional needs and personal wellbeing.
